CHOOSING THE RIGHT AGENT
Your agent should be someone you trust, feel comfortable with, and who can clearly demonstrate their ability to sell your home for the best price in the shortest time. Recommendations from friends, family, or neighbours can be a great starting point – but always make sure the agent’s style and service level suit you.
PROPERTY APPRAISAL
We’ll provide you with an honest, well-researched estimate of your property’s value based on:
- Recent comparable sales in your area (REIWA and Valuer General data)

THE LISTING AGREEMENT
Before we can market your property, a written and signed Authority to Sell is required under WA legislation. We’ll explain the different listing types and recommend the best option for your property. Be clear on which fixtures and fittings are staying and which you’ll be taking with you. To avoid disputes, list all inclusions and exclusions in writing before going to market – and if you’re keeping anything, remove or replace it before buyers view the property.

NEGOTIATING OFFERS
Always negotiate through your agent. We’ll ensure offers are in writing and legally binding before you accept. If you counter an offer, understand that buyers can withdraw – so balance negotiation with the risk of losing the sale.
SETTLEMENT & HANDING OVER KEYS
Keys are usually handed over after settlement is confirmed by your settlement agent or solicitor. We’ll coordinate with you and the buyer to make sure the process is smooth and timely.
